so i've been going a little schizophrenic lately house house house wedding wedding wedding house house work (i had to write performance reviews) house house wedding wedding house getting the feeling? so i wasn't going to post any pictures until we closed but its been pushed back twice now and i'm dying to share what we're doing!! so we were supposed to close in 30 days which means we would currently be fixing in preparation for move-in! then the governator passed a ca state first time home buyer tax credit! but you had to close after may 1. we figured the potential to get $10,000 was worth a week! except may 1 is a saturday so closing became may 4. then the probate court assessor said our house was worth $40,000 more than we were paying...ummm-what?? the estate was all like hells to the no! there's deferred maintenance and all sorts of crap and we're ready to close so the court lowered the price, but there is court paperwork that has to happpen. ...

so.. a lot has happened in the past month. we found a house, and we'll be closing on may 4th!! we went back to the east coast for a family visit and to become godparents to the little ball of pudge ryan! (my brother's second kid) AND!! we finally set a date for our wedding!!!!!!!!!!!!!!!!!!!!!!!! july 31 yes this year not next! yes we know it only gives us 3 months to plan a cross country wedding and close on our house and get some basic stuff fixed and move i'm getting tired just thinking of it but the good news it it will be a backyard bar-b-q low key wedding like us unless my mom does something crazy (please don't i know you are reading this) i will not be a bride-zilla but there is a slight chance for a mom-zilla i get the fact that i am her only daughter and she's excited but i am not one of those girls that has been planning my wedding forever i'm currently focused on planning the house the house!!! i can't wait to post pictures,...

its been barely even three weeks since we saw our future home! after our our offer was accepted and we opened escrow its been a whirlwind of activity!! we found out we were closing in 30 days!! we had the home inspection we had a sewer scope we locked our mortgage rate we found out that we still qualify for the 2009 first time home buyers credit! we had a termite inspection we got a partial credit for the termite inspection we found out that ca signed a state first time home buyers credit we pushed closing back a week to qualify for the ca home buyer credit! (we have to close after may 1) we get daily emails from either our real estate agent, her assistant, our mortgage broker, or one of the many people who has done some kind of inspection on the house we got our appraisal we found out our appraisal came in low :( we had a true miracle happen the sellers agreed to drop the price of the house to the appraisal price which by the way is just a smidge lower than what our or...

we saw a house sunday they wanted all offers by sunday nite we put in our offer sunday they countered on tuesday we responded wednesday they accepted our offer thursday we opened escrow friday i am in friggin shock !!!!! home inspection monday once that is ok pictures will come!

the other nite i had a dream...or its possible i was awake and thinking then drifted off to sleep. i had mentally written an entire update that was dry, wry, and humorous (like my updates normally are, RIGHT?!?!) when i woke up i had no idea what i had mentally written, just that i had done it...so i figured i'd just tell you that... it might had had something to do with our abysmal continuing house hunt...our most recent prey is a house 2 door away from us! how awesome would that be?? its laid out just like ours..duplex. we only got to see the front unti, which is what we live in already so it was like a vacant version of out house! just wish we could have seen the back unit! its a probate sale and laws for probates in california are a pain in the ass!! it requires court confirmation..oh and we put in our offer over 2 figgin weeks ago and they still have not gotten back to us. so the house hunt continues... i hate the real estate market in southern california... we have been...

so in my daily perusing and re-perusing on the internets for a house i came across this gem !! i love that the house is blue and the walls are blue and the trim is blue and the bathroom counter is blue but my FAVORITE is the blue toilet surrounded by blue tile walls!!! i wonder why the floors aren't blue though??

we bought a pummelo it was huge. we cut it open it was a huge disappointment there is sooo much skin probably should have found out what it was before i bought it guess we'll stick to oranges...
